    When a new construction home is sold in Minnesota, the realtor representing the buyer typically gets a commission of 2.5% of the sale price. When you work with us to purchase a new construction home, we will offer you a rebate of 2% of the total sale price, we keep .5% of any new build home purchase! (For e.g., if a new home price is $500,000, then you would get $10,000!) This rebate can be either used for closing costs, pre-paid expense, lot premiums, rate buydown, upgrades or we can send you a check after closing. This Rebate comes from our commission and does not interfere with any incentives or promotions the builder might be offering to the buyer.

    Please Note: Some builders pay a commission of LOWER than 2.5% and only pay on the base price of the home, and do not pay commissions on the lot premium or upgrades. Also, the minimum fee for our service is 0.5%. So, if the commission offered by the Builder is less than 2.5%, your rebate will be adjusted accordingly (for example: 1.5% rebate if the Builder is only paying 2% commission, 1.25% rebate if the Builder is only paying 1.75% commission, etc.). Because builder commissions are no longer publicly listed online due to recent industry regulations, simply reach out to us and we will gladly verify the exact builder commission for your dream community!

    Complete transparency is our priority. Your commission rebate is fully documented in writing right from the start in our standard Buyer Representation Agreement. Furthermore, the rebate is explicitly disclosed on your final closing disclosure (CD) paperwork and approved by your underwriter, ensuring everything is 100% official.

    No, there are absolutely no hidden fees or upfront out-of-pocket costs for our services. The builder handles our professional commission. The only fee you will ever see is a standard $695 broker administrative fee, which is simply deducted at the very end of the transaction from your closing settlement. Because your 2% cash-back rebate will be thousands of dollars, this minor fee is effortlessly covered by your overall savings!

    Almost never. Builders bake marketing and sales commissions directly into the fixed price of every home. If you walk into a sales center without an agent, the builder's sales representative simply represents the builder's interests—not yours—and the builder keeps the unearned commission as extra profit. Going unrepresented doesn't save you money; it just costs you your rebate!

    To ensure your rebate is locked in, simply check off these quick steps:

    • Contact me and let me know which builder/community you are interested in.
    • Enter into a Buyers Rep Agreement with me that spells out the terms of the rebate.
    • Be sure to let the salesperson know that you’re represented by a Realtor, FROM THE FIRST COMMUNICATION WITH THEM!
    • Or let us know before you speak to the builder, and we will register you with them as our client.
    • Speak with your lender and let them know you will be receiving a rebate from us and ask them how much of the rebate can be credited to closing costs.
    • If we can’t credit the entire rebate amount to closing costs you can use the remaining amount for other fees/expense such as point buydown or we can simply send you a check for the remaining amount after closing.
